This agenda item is reserved for members of the public who desire to address the Public Body on a topic that is within purview and jurisdiction of the Public Body, but that is not listed in another location on the agenda. If you would like to speak about a matter that is listed on the agenda, we ask that you wait until that agenda item is called, and we will give you an opportunity to speak then. 5. PUBLIC HEARING
A. DOCKET NO. PCD-25-09: NEW ZONING CODE (Public Hearing). An application by the President and Board of Trustees of the Village of Northbrook (the “Applicantâ€) to consider a comprehensive amendment to the current Zoning Code of the Village of Northbrook by repealing and replacing the existing Zoning Code in its entirety and adopting a new Zoning Code with the following components: Article 1: General Provisions, Article 2: Ordinance Administration and Enforcement, Article 3: Single-Family Residential District Standards, Article 4: Multi-Family Residential and Mixed-Use Standards, Article 5: Office District Standards, Article 6: Commercial District Standards, Article 7: Industrial District Standards, Article 8: Institutional and Open Space District Standards, Article 9: Overlay District Standards, Article 10: General Development Standards, Article 11: Sign Standards, Article 12: Nonconformities, Article 13: Inclusionary Housing in New Development, and Article 14 Definitions.
The Village Plan Commission will hold a public hearing to receive input on the proposed draft New Zoning Code. The current Zoning Code was adopted in 1988. The Zoning Code Review and Modernization initiative began in 2023 with three community goals to guide the process including: to preserve community identity, prioritize user experience, and promote sustainable initiatives. While this is the formal public hearing, the draft plan has been reviewed in depth at 5 public meetings, two open houses and has been available for public on the Village website.
B. DOCKET NO. PCD-25-10: 2890 and 2990 DUNDEE ROAD - REZONING REQUEST (Public Hearing). An application by the President and Board of Trustees of the Village of Northbrook to eliminate the O-5 Restricted Office District as a zoning district classification within the Village and to rezone the properties located at 2890 and 2990 Dundee Road from O-5 Restricted Office District to the O-2 Limited Office District.
