A. Minutes for Approval - March 18, 2025 

Review and approve March 18, 2025 Plan Commission meeting minutes.

4. PUBLIC COMMENT TIME 

This agenda item is reserved for members of the public who desire to address the Public Body on a topic that is within purview and jurisdiction of the Public Body, but that is not listed in another location on the agenda. If you would like to speak about a matter that is listed on the agenda, we ask that you wait until that agenda item is called, and we will give you an opportunity to speak then. Anyone desiring to speak should fill out a written speaker form (located in the back of the meeting room) and submit it to the Staff Liaison. “Public Comment Time” is not a forum for open dialogue or engagement with members of the Public Body. 5. PUBLIC HEARING 

A. DOCKET NO. PCD-25-04: 2724-2726 DUNDEE ROAD (Public Hearing) - An application filed by Little Mountain Gymnastics LLC as lessee of a portion of the property (2724 – 2726 Dundee Road) commonly known as Dunbrook Shopping Center at 2720 – 2778 Dundee Road and 755 – 761 Pfingsten Road, which is owned by Shiner Dunbrook LLC, for the purposes of: (A) Special Permit for Amusement and Recreation Service (SIC No. 7999.01) in the C-2 District over 2,500 sq. ft.; (B) Parking Variation to reduce the required parking from 240 spaces to 215 spaces (10.5%); and (C) Approval of any such variations, waivers, and zoning relief as may be necessary. 

Little Mountain Gym is requesting approval of a special permit to allow a children's gymnastics facility in excess of 2,500 square feet in the C-2 District.

6. REVIEW OF DRAFT RESOLUTIONS 

A. DOCKET NO. BOT-25-05: 1171-1189 Shermer Road and 1171-1231 Gateway Court (Public Meeting) - An application filed by Gateway II LLC c/o Lexington Homes LLC as owner and applicant requesting consideration of a minor plat of resubdivision. 

The Plan Commission will review the proposed minor plat of resubdivision allow the continued construction of townhomes at the Gateway project on Shermer Road.
