This agenda item is reserved for members of the public who desire to address the Public Body on a topic that is within purview and jurisdiction of the Public Body, but that is not listed in another location on the agenda. If you would like to speak about a matter that is listed on the agenda, we ask that you wait until that agenda item is called, and we will give you an opportunity to speak then. 5. REVIEW OF DRAFT RESOLUTIONS 

A. DOCKET NO. PCD-24-16: 1657 SHERMER ROAD (Public Meeting) - An application filed by HODC Shermer LP care of Housing Opportunity Development Corporation (HODC) as contractual developer of the property commonly known as 1657 Shermer Road which is owned by the Village of Northbrook, for the purposes of final planned development approval. 

Housing Opportunity Development Corporation is proceeding with final plan approval for a planned development which received concept plan approval by the Board of Trustees on January 24, 2023. The Plan Commission will review if the proposed final development plan is in substantial conformance with the previously approved concept plan.

6. PUBLIC HEARING 

A. DOCKET NO. PCD-24-13: 3700 DUNDEE ROAD (Public Hearing) - An application filed by Venture 1 OLB, LLC as contract purchaser of the property commonly known as 3700 Dundee Road, and which is owned by The Catholic Bishop of Chicago, a corporation sole, for the purposes of: (A) Comprehensive Plan Land Use Designation Amendment; (B) Rezoning from IB Institutional Building to the R-6 Multiple Family Residential District; (C) Special Permit for a Concept Plan for a Planned Development consisting of 53 dwelling units; (D) Approval of a Tentative Plat of Subdivision; (E) Variation of the Subdivision Code to reduce the required right-of-way for portions of the proposed public roads; (F) Variation of the Subdivision Code to allow sidewalks on one side of a public road; (G) Variation of the Subdivision Code to allow a reduced minimum centerline radius from 155 feet to 100 feet; (H) Variation of the Subdivision Code to allow a reduced minimum radius of a cul-de-sac for both pavement diameter from 107 feet to 92 feet and for the right-of-way diameter from 140 feet to 108 feet; (I) Site Plan Approval; (J) Request for an Exception of the Location of Affordable Housing Units on the Subject Property; (K) Approval of any other such variations, waivers, and zoning relief as may be necessary. 

Venture 1 OLB, LLC is requesting approval of relief to allow an age-restricted 53-unit townhome planned development at 3700 Dundee Road.
