A. Minutes for Approval - December 2, 2024 

Review and Approve the December 2, 2024 Zoning Board of Appeals meeting minutes. 

3. PUBLIC COMMENT TIME 

This agenda item is reserved for members of the public who desire to address the Public Body on a topic that is within purview and jurisdiction of the Public Body, but that is not listed in another location on the agenda. If you would like to speak about a matter that is listed on the agenda, we ask that you wait until that agenda item is called, and we will give you an opportunity to speak then. 4. PUBLIC HEARING AND CONSIDERATION OF PETITIONS 

A. DOCKET NO. ZBA-25-0001: 1712 Illinois Road An application filed by Michelle Ensalaco (iBuild Inc) on behalf of Madeline Kavooras (Owner), for a variance to reduce the interior side yard setback from 6 feet to 5.18 feet. The R 5 zoned property (PIN: 04-10-318-012-0000) is the site of a single-family residence. The variation is request accommodates the construction of a second floor addition. 

The petitioner requests approval of a variance to reduce the interior side yard setback from 6 feet down to 5.18 feet. The R-5 zoned property is commonly known as 1712 Illinois Rd. (PIN: 04-10-318-012-0000) and is the site of a single family residence. The existing house is considered nonconforming as it encroaches into the western side yard setback 0.82 feet, leaving only 5.18 feet between the house and the side lot line. A variance is required in order to construct the proposed second floor addition above the existing first floor as doing so will require the second floor to encroach into the side yard to the same degree.
