At its Nov. 14 meeting, the Village Board of Hoffman Estates' Transportation and Road Improvement Committee discussed a possible rezoning and usage of a land parcel in the village. It is zoned for commercial use and was previously purchased by Menards, but the home improvement company was never able to meet certain standards and the land has been unused ever since with no proposals or businesses being able to take advantage of it.

The director of multifamily development company Sandstone group, Dan Thies discussed the possibility of developing that parcel of land. The firm wants to build multifamily residences on the 17.5 acre lot and name it "The Preserve." There would be 375 units at market rate lease rates. The units will range from studios to 3 bedroom.

“(There) will probably be approximately 15,000 square feet of amenities,” Theis said. “So you're looking at your theater, your library, a kitchen, yoga studio, workout facility, pool. This will be very highly ammenitized.”

The board members asked questions concerning adding retail elements, the amount of parking, distribution of unit types, and the planned amenities. The board then discussed how to possibly rezone the area as it is currently rewriting some of its zoning code to have proper coding for a mixed use project like this one.

Hoffman’s board will meet again at 7 p.m. on Dec. 5 in the Village Hall Council Chambers on 1900 Hassell Road.
