Northbrook Plan Commission holds fifth public hearing for Jacobs Homes Townhomes

The fifth public hearing for the Jacobs Homes Townhomes at 1179-1275 Shermer Road was held by the Northbrook Plan Commission on Feb. 2.

The amended application was submitted by Jacobs Companies LLC.

The Jacobs Homes Townhomes project would require text amendments to the zoning code to allow a high-density, multiple-family zoning district. This would require rezoning from the C-1 Special Commercial District and a special permit to allow the 72-unit development. It would also require a variation to allow shared driveways.

Among the issues still of concern to the planning commission are the number of townhomes on the property and whether the concerns expressed at the Jan. 19 commission meeting had been addressed. The architect, Steve Rezabek, explained the changes on the application and how they related to the commissioners' questions and concerns at the previous meeting. The landscaper, Bryan Knigge, was also available to address the fencing and landscaping questions.

Residents of surrounding neighborhoods expressed their concerns with density, building heights, traffic and fire safety. After the discussion was complete, the public hearing was closed. The commission voted to prepare a resolution recommending approval of the project as amended.

The commission also reviewed a new application by MeadowPark Partners LLC for a medical use special permit at 1101-1131 Techny Road. The resolution was voted upon and adopted unanimously.
