Northbrook Planning and Zoning Committee requires applicants to return at a later date

The Village of Northbrook, Illinois Planning and Zoning Committee met on October 20 to discuss the Anets Woods development.

After calling the meeting to order and taking roll call, the committee discussed the Anets Woods planned development at 1230 Voltz Rd. There have been numerous changes to the plans to accommodate the board, Plan Commission and public's concerns regarding access, density and open space.

The revised plan reduced the number of units to 34, maintaining 25 feet between the homes on the north side of the site and a 30 to 40 foot setback along Voltz Road. The changes also include revising the looped road to a cul-de-sac, adding two pocket park areas and increased landscaping along Voltz Road. There were also offsite improvements, including a right turn lane at Voltz and Waukegan roads.

The committee discussed the proposed revisions and the private road with a gate versus public roadway. There were still numerous concerns on the requests to waive impact fees, the street access and sidewalk plans.

The public provided numerous comments on the development, beginning with Jerry James of developer Edward R. James Partners. He pointed out that the intent of the collaborative plan presented to the committee was to address the concerns expressed in the 15 months since the first proposal was submitted for the site.

Residents express concerns that the homes on the north side are too close as well as larger and taller than the adjacent homes on Country Lane. Objections were raised regarding limited access on Voltz Road versus Lee Road and the appearance of the proposed gate. Safety and traffic continued to be a concern to residents around the proposed development.

The committee suggested that the applicant meet with residents. It was moved, seconded and voted that the item must return to the committee at a future date. After the vote, the meeting was adjourned.
