City of Elgin Planning & Zoning Commission met July 8

Here are the minutes provided by the commission:

The regular meeting of the Planning and Zoning Commission was called to order at 7:00 p.m by Chairman Cox in the City Council Chambers, 2nd Floor North Tower, 150 Dexter Court, Elgin, IL, 60120.

Members Present: Nancy Abuali, Karin Jones, Berto Valdez, and Chairman Cox.

Members Absent: Alex Lopez, Steven Migala, and Jordan Wildermuth

Staff Present: Damir Latinovic, Senior Planner

APPROVAL OF MINUTES:

Motion made by Commissioner Jones to approve the minutes of June 3, 2024 as submitted.

The motion was seconded by Commissioner Abuali.

The motion passed 4-0.

Oath Administered: The court reporter administered the oath to all persons desiring to testify.

PETITION TO BE CONSIDERED:

Consideration of Petitions 10-24 and 12-24.

Requesting approval of the preliminary plat for The Glen subdivision, the final plat for The Glen – Phase 1 subdivision, and an amendment to PSFR2 Planned Single Family Residence District Ordinance No. G71-07 and PCF Planned Community Facility District Ordinance No. G74-07, with departures from the Elgin Municipal Code requirements for the maximum building floor area, public sidewalks along a private street, and any other departures as may be necessary or desirable, to construct phase 1 of The Glen subdivision with 83 single-family home lots for nonage restricted residents, five single-family home lots for age-restricted (55+) residents, and a 2.3-acre neighborhood park, at the property commonly referred to as 1101 Nolan Road, by Moda Homes, as applicant, and Elgin FN, LLC, as property owner.

Two people spoke regarding the petition.

Commissioner Jones moved to recommend that City Council approve Petitions 10-24 an 12-24, subject to the conditions outlined within the staff report, and to adopt as the findings of the Commission, the documents and conditions provided within such staff report. Commissioner Valdez seconded the motion, which was adopted 4-0.

None.

PENDING DEVELOPMENT APPLICATIONS:

Mr. Latinovic gave a summary of pending applications.

ADJOURNMENT:

Motion to adjourn was made by Commissioner Abuali.

The motion was seconded by Commissioner Jones.

The motion passed unanimously.

The meeting of the Planning and Zoning Commission was adjourned at 7:45 p.m.
