A. DOCKET NO. PCD-23-04: NORTHBROOK ZONING CODE TEXT AMENDMENT (Second Public Hearing). An application by the Village of Northbrook (the “Applicant”) for text amendments to various Articles of the Northbrook Zoning Code (1988), as amended (“Zoning Code”) to authorize the Board of Trustees of the Village, after conducting a preliminary review of an application for zoning relief, to either (i) assign the responsibility for conducting the required public hearing on the application to the Village’s Plan Commission or the Village’s the Zoning Board of Appeals, or (ii) reserve the responsibility of conducting the public hearing to the Village’s Board of Trustees itself without need for a recommendation from a subsidiary body.

6. REVIEW OF NEW APPLICATIONS

A. DOCKET NO. PCD-22-12: 2600 DUNDEE & 759 GREENWOOD ROAD - FIVE LOT SUBDIVISION (First Public Hearing). An application filed by American LLC as owners of 2600 Dundee Road & 759 Greenwood Road, for the purpose of authorizing the following zoning relief: (A) Rezoning from R-3 Single Family Residential to R-5 Single Family Residential District; (B) Combined Tentative and Final Plat of Subdivision approval for a five-lot subdivision; and (C) Approval of any other such variations, waivers, and zoning relief as may be necessary.

B. DOCKET NO. PCD-22-11: 2625 TECHNY ROAD - COVENANT LIVING (First Public Hearing). An application filed by Covenant Home d/b/a Covenant Living of Northbrook as owner of the properties commonly known as 2625 Techny Road; 2539 Techny Road; 2074 Greenview Road; and 2090 Greenview Road, for the purposes of: (A) Comprehensive Plan Map Amendment from Single Family to Senior or Special Residential for three single family residential parcels; (B) Rezoning three R-3 Single Family Residential lots to R-8 Multi Family Residential (and include the three lots into the Planned Development); (C) Approval of an amendment to an existing special permit for a planned development (Ordinance No. 63-14) in the R-8 Multi-Family Residential District to add three residential buildings with a total of 36 units, and to include three additional parcels into the planned development site plan; (D) Special Permit for Independent Senior Living Facility (SIC No. 9867.00) in the R-8 zoning district; (E) Variation to reduce the required corner side (Techny) yard from 25’ to 10’ and required front (Pfingsten) yard from 25’ to 17’; (F) Site Plan Approval; and (G) Approval of any such variations, waivers, and zoning relief as may be necessary.
