Village of South Barrington Village Board and Plan Commission/Zoning Board of Appeals met April 7.

CALL TO ORDER
Mayor McCombie called the meeting to order at 6:31 p.m.
ROLL CALL
Deputy Village Clerk Moeller called roll separately for the Village Board of Trustees and the Plan Commission/Zoning Board of Appeals. A quorum was present for the both.

PRESENTATION
Mr. Joe Elias with Vintage Inc. presented plans for a residential development (Sundance South Barrington) to be located at 61 East Palatine Road in South Barrington. The proposed residential development. Mr. Elias has submitted an application to the Village with his plans that consist of 65 custom homes on an average lot size of .6 acres. The development will be a private gated community and will offer amenities such as swimming pools, a fitness and community center, and Pickle Ball and Bocce courts. Board and Commission members asked questions regarding the homes, the phases of development, and septic system on a smaller size lot. The Board and Commissioners thanked Mr. Elias for his presentation.
PUBLIC COMMENT
Mayor McCombie invited members of the public to address the Board and Commission. Mr. Jim Leahy, resident of South Barrington, asked Mr. Elias a question regarding the style of architecture and Mr. Elias informed him that each home will be custom. Mr. Jon Anderson, resident of South Barrington, provided feedback and stated that he was in support of the plan and likes the additional walkway, amenities and preservation of the trees on the property. Mr. Anderson asked Mr. Elias to consider 3-story homes on the lots and a minimum of 3,500 sq. ft. for the home. Mr. Steven Shandley, President of the Forest Knoll Homeowners Association, inquired about the retention plan around the current pond on the property and discharge to north. Mr. Shandley asked if there would be fencing and if the security gate would have a guard. Mr. Elias informed him that the chain-link fence will be removed and the gate will be automated and will not have a guard. Dr. David Bein, Assistant Superintendent with Barrington 220 School District, inquired to the estimate of children that would be attending Barrington schools, accessible busing, and impact fees. Mr. Elias informed him that he typically does not get involved with the busing routes or designation of schools, however this information does become available through the Village once the development is approved. Pete Perisin, resident of South Barrington and South Barrington Park District Board Member, inquired to the homeowners' association fees and the buildout time frame. Mr. Elias informed him that the current fee would be around $1,000 a month and the estimate five to six years for complete buildout. Mayor McCombie invited additional members of the public to address the Board and Commission. Hearing none, the meeting proceeded with the published agenda items.

The Mayor informed the public the next step will be a public hearing on Wednesday, April 13, 2022 at 6:30 p.m. in Rose Hall.

There being no further business, Trustee Kerman made a motion to adjourn the Special Joint Village Board and Plan Commission/Zoning Board of Appeals meeting. Trustee Stagno seconded the motion. Motion carried by unanimous voice vote. There being no further business, Commissioner Abri made a motion to adjourn the Special Village Board and Plan Commission/Zoning Board of Appeals meeting. Commissioner Fox seconded the motion. Motion carried by unanimous voice vote.
