2. MINUTES APPROVAL - February 20, 2018

A. Plan Commission - Plan Commission - Feb 20, 2018 7:30 PM

Commissioner Pepoon moved and Commissioner Sandler seconded a motion to approve the minutes for February 20, 2018. On a voice vote, the motion passed unanimously.

RESULT: ACCEPTED [UNANIMOUS]

3. COMMUNITY PLANNING REPORT

The Board of Trustees did meet since the last Planning Commission meeting; however there were no planning related matters on their agenda. At the April 3rd Plan Commission meeting there will be two items, one a public hearing for the property on the south side of Techny Road for automotive repair with outdoor car storage as well as car wash, and the other is an application for two wall signs in excess of twenty feet in height from grade for Wiss, Janny, Elstner Associates on Pfingsten.

5. REVIEW OF DRAFT RESOLUTIONS

A. DOCKET NO. PCD-18-01: 3005 MACARTHUR & 310 ANTHONY TRAIL - VIP TECH ELECTRIC INC. (Public Hearing Closed.) Consideration of a Resolution recommending approval of an application filed by VIP Tech Electric Inc. as owner of 3005 MacArthur Boulevard and 310 Anthony Trail, for the purpose of authorizing: A) Special Permit Approval to allow an Automotive Repair Shop with Outdoor Automobile Storage (SIC No. 7530.00) in the I-1 Restricted Industrial District; B) Front Setback Variation to reduce the required front setback from 30’ to 29.75’ to accommodate the existing building; C) Interior Yard Variation to reduce the required southern interior yard from 5’ to 0’ to accommodate the drive aisle accessing the proposed parking; and D) Approval of such other zoning relief as may be necessary.

Michaela Kohlstedt reported on the draft Resolution that the Special Use Permit be granted to each individual automotive repair operator. BTR Chicago has since been incorporated as BTR Chicago Inc. and Cars Repair Center Inc. may go through one more name change to be specific to their location here. That name change will be reflected in the Ordinance prior to going to the Board of Trustees. Hours of operation will be the same for each entity. The applicant revised the application for the outdoor automobile storage area to now include a corrugated metal fence with concrete posts in lieu of the originally proposed board on board fence.

Chairman Franklin asked who will be responsible for cars parked outside the designated storage area. The Village Attorney replied that both the operator of the business and the property owner will have to consent to all the terms. Tickets for violations will be written to the operator and the property owner.

Motion by Commissioner Elisco to approve Resolution No. 18-PC-02 recommending approval of Plan Commission Docket No. PCD-18-01 3005 MacArthur Blvd. & 310 Anthony Trail - VIP Tech Electric Inc. as prepared and submitted by staff. The motion was approved by a voice vote.
