Approval of the Summary Notes of the Zoning Board of Appeals meeting – February 6, 2007

Zoning Board of Appeals:

1. 256 Lagoon Drive: Continuation of a request for two variations from Appendix A, Article VIII, Section 8.4 of the Village of Northfield’s Zoning Code:

A) A 285 square foot variance increase from the maximum 3,995 square feet impervious lot coverage allowed by code resulting in a lot coverage of 4,280 square feet.

B) A 171 square foot variance increase from the maximum 2,796 square feet allowed by code resulting in a floor area ratio increase to 2,967 square feet.

To allow for a sunroom to be built within the required setbacks. Submitted by Mr. and Mrs. Alan Zelinsky (2007-06)

2. 436 Frontage Road: Consideration of a request for side yard variation from Appendix A, Article XVIII, Section 18.2 of the Village of Northfield’s Zoning Code:

A) North side yard 16.92 foot variation from the required 20.00 feet for ground level generator resulting in a 3.08 foot north side yard setback. Submitted by Jeff Geldermann (2007-09)

3. 2208 Drury Lane - Consideration of a request for side yard variation from Appendix A, Article XVIII, Section 18.2 of the Village of Northfield’s Zoning Code:

A) West side yard 10.00 foot variation from the required 20.00 feet for ground level generator resulting in a 10.00 foot west side yard setback. Submitted by Jerrold and Mora Sacks (2007-11)
