The Wilmette Zoning Board of Appeals will review four cases during its meeting at 7:30 tonight.
Scott Holstein requested a setback variation for a parking pad at 1434 Isabella St. The home is on the corner of Isabella and 15th streets. The proposed parking pad will be next to the detached garage. A variance of 6.3 feet is requested to allow for the parking pad. The board will review letters received from Holstein's neighbors during the hearing.
Also on the agenda is a request for front yard, front porch step and non-conforming detached garage variations at 221 10th St. Kirby Atwell is requesting the variations to permit a second-story addition and remodel that will classify the residence as a new home. The current zoning ordinance requires that non-conforming buildings, such as a garage, must be demolished or renovated to conform to zoning. A variance is necessary to keep the existing garage.
Architect Beth DeBaker has requested setback and non-conforming retaining wall variances for the home at 2143 Chestnut Ave. The proposed construction of a second-story addition and remodel will classify the property as a new home.
The fourth case requests a total floor area variation. Applicant Daniel O'Bara has requested the variance to add a second-story addition to the 1936 Hemphill stone and slate home at 819 Michigan Ave. The zoning ordinance limits total floor area to 4,450.85 square feet, so a 967.41 square foot variation is required to accommodate the proposed addition and remodel.
The board will meet in the City Council Chambers, 1200 Wilmette Ave.
