Wilmette Zoning Board of Appeals met, considered three appeals

The Zoning Board of Appeals of Wilmette, Illinois met recently to consider three zoning appeals.

A new carry-out restaurant, Trendy Taco, is planned at 1195 Wilmette. While there will be a few tables, the applicant, Carla Connett, stated that the Trendy Taco will be primarily for carry-out orders and the restaurant will have what she termed a simple menu. The contractor, Jason Walker, answered questions about parking. The special use permit was approved by the board.

The zoning appeal for 1519 Washington Ave. included setbacks on the front and side yard which allow the owner to add a second story addition. The porch is currently enclosed, and will be rebuilt as an open porch with the same footprint. The neighbors support the renovation and additions, as it does not change the existing setbacks. After discussion of the basement, which is not useable space, and the surrounding homes, the board approved the appeal. The Village Board was scheduled to hear the case on Nov. 10.

The Women's Club building, located at 930 Greenleaf Ave., suffered a devastating fire on Feb. 17. A non-conforming building that has damage less than 50 percent of the replacement value may be repaired and reconstructed. The Village requires that a building permit be obtained and construction begin within 180 days. The Women's Club needs additional time to fulfill the Village requirements and has requested a variation from the 180-day deadline in order to put a new roof on the structure and dry out the interior. One neighbor appeared before the board to discuss concerns with the appearance of the property, but did not oppose the variance. The board voted to approve the variance. The case was scheduled for the Village Board meeting on Nov. 10.
