The Plan Commission of the Village of Wheeling, Illinois to review zoning variations on Dec. 10.

The regular meeting of the Wheeling Plan Commission will be held in the board room of the Village Hall at 2 Community Blvd., at 6:30 p.m.

After taking roll and making changes to the agenda as needed, the commission will hear comments and concerns from residents of Wheeling.

The two primary items on the agenda for the evening are the Rios de Agua Viva Church and Space Self Storage matters.

Rios de Agua Viva Church, 345 N. Wolf Rd., is seeking a zone variation on the required size of a space used for religious assembly. In order to use a space in the MXC Commercial Residential Mixed Use District, it will require a special-use site plan approval. The current requirement is for 10,000 square feet for a building used for religious assembly. The proposed site, an empty warehouse, is 8,320 square feet with an office of 861 square feet. While the building is not 10,000 square feet, it is a stand-alone building with its own parking lot.

Space Self Storage, 2500 E. Hintz Rd., is an existing self storage business on the site. The property was annexed in 1988, and is a legal non-conforming business with R-1 zoning. The owners are seeking a text amendment, special use permit and to change the property to B-3 zoning.

Following discussion and possible action on the two items, the commission will review and approve the Nov. 12 and Nov. 19 minutes. After review of other business, the meeting will be adjourned.
