A. Docket No. PCD-17-12: 1809-1817 Walters Avenue- St. Norbert's Church. (First Public Hearing.) An application filed by Catholic Bishop of Chicago, a corporation sole as owner of the property commonly known as 1809-1817 Walters Avenue, for the purpose of: A) Amendment to Ordinance No. 03-23 granting special permit and site plan approval; B) Variation to reduce the required front setback along Spruce Street from 40’ to 2’; C) Variation to reduce the required front yard along Spruce Street from 35’ to 2’; and D) Approval of such other zoning relief as may be necessary.
B. PCD-17-14: Rezoning And Resubdivision - 430 Dundee Road & 755 Skokie Boulevard. (First Public Hearing) A joint application filed by: (1) Dan Rosenthal of 430 Dundee Road LLC as the owner of the property commonly known as 430 Dundee Road (the “430 Dundee Parcel”); and (2) the Rehabilitation Institute of Chicago D/B/A Shirley Ryan Ability Lab as the owner of the property commonly known as 755 Skokie Boulevard (the “755 Skokie Parcel) to accommodate a lot line reconfiguration and rezoning involving the two properties. The two applicants have filed a joint application seeking the following approvals: A. For the 430 Dundee Parcel, and the 755 Skokie Parcel and adjoining public rights-of-way, a final plat of subdivision resubdividing the two parcels into two new lots of record. B. Rezoning the entirety of the reconfigured 430 Dundee Parcel from a combination of O-4, Boulevard Office and C-5, Boulevard Commercial, to the C-2, Neighborhood Commercial, zoning district. C. Rezoning the entirety of the reconfigured 755 Skokie Parcel from a combination of O-4, Boulevard Office and C-5, Boulevard Commercial to the C-5, Boulevard Commercial District. D. For the 430 Dundee Parcel (upon being resubdivided and rezoned to C-2): 1. Variation to reduce the required rear yard along the reconfigured east property line (adjacent to the Edens Expressway) from 5’ to 0’ to accommodate the existing parking lot; 2. Variation to reduce the required rear interior side yard along the reconfigured north lot line from 5’ to 0’ to accommodate the existing parking lot; 3. Variation to reduce the required front yard along the south property line (adjacent to Dundee Road) from 25’ to 0 to accommodate the existing parking lot; E. For the 755 Skokie Parcel (upon being resubdivided and rezoned in its entirety to C-5): 1. Variation to reduce the required rear yard along the reconfigured east property line (adjacent to the Edens Expressway) from 5’ to 0’ to accommodate the existing parking lot;
