Northbrook Zoning Board of Appeals discusses petitions

The Northbrook Zoning Board of Appeals met at 7:30 p.m. Monday, Aug. 22.

Northbrook Zoning Board of Appeals (ZBA) is located at 1225 Cedar Lane, Northbrook.

4) Public Hearing and Consideration of the Following Petitions:

a) (CONTINUED FROM 7/25/16) DOCKET NO. ZBA16-0007 (470 VOLTZ ROAD - FENCE) – Petition by James and Kathleen Kropp, as property owners, for a Zoning Code exception to increase the fence height in the required front yard from 3’ to 8’ on a property in the R-2, Single Family Residential Zoning District. The Property is commonly known as 470 Voltz Road (PREI No 04-14-201-013-0000) and is the site of an existing one-story single family home. The exception has been requested to construct a solid 8-foot high wood fence along Voltz Road with a 6-foot high solid wood fence returning to the house for safety and privacy.

b) DOCKET NO. ZBA16-0009 (3610 INDIAN WELLS LANE – FENCE) – Petition by Donald and Paula Kessler for an exception to allow an increase in the fence height in the required corner side yard from 3’ to 5’ for a property in the R-4, Single Family Residential District. The Property is commonly known as 3610 Indian Wells Lane (PREI No 04-07-211-007) and is the site of a single-family home with an in-ground swimming pool. The exception has been requested to install a new black aluminum fence.

c) DOCKET NO. ZBA16-0010 (1812 CHAPEL COURT – AC CONDENSERS) – Petition by Judith Hughes, as representative for the property owner, the Northbrook Historical Society, P.O. Box 2021, Northbrook, IL 60065-2021, for a Zoning Code variation to reduce the setback in the required corner side yard from 40’ to 16’ on a property in the IB, Institutional Building Zoning District. The Property is commonly known as 1812 Chapel Court (PREI No 04-10-301-007-0000) and is the site of an existing building constructed in 1892. The variation has been requested to relocate two (2) condensers from the roof of the building to the ground.

The decisions of the Northbrook Zoning Board of Appeals are final. Any appeal of this final administrative decision of the Village of Northbrook’s Zoning Board of Appeals must be in compliance with the Administrative Review Law, 735 ILCS 5/3-101 et seq and filed within 35 days from the date of the ZBA’s decision.
