City of Evanston Land Use Commission met March 11

A. Major Variations | 3233-3249 Central Street | #25ZMJV-0055

The applicant, Anthony Kaplunov, applicant, of Krosha Properties LLC, requests approval of Major Variations to allow construction of a 3-story townhome development consisting of 11 units (including 2 bonus dwelling units per the IHO) and 22 garage parking stalls in the R4 General Residential District and oCSC Central Street Corridor Overlay District. As part of this application, the applicant requests approval of the following Major Variations:

1. Sections 6-8-5-8(A) and 6-15-14-8-(A) to allow a 3-story building where Code limits the maximum allowable building height to 2.5 stories;

2. Section 6-8-5-6 to allow a 59.4% Building Lot Coverage where maximum Building Lot Coverage is limited to 55%, and;

3. Section 6-4-6-3(A)1 to allow accessory structures/uses to cover 66.7% of a rear yard where maximum accessory structure/use rear yard coverage is limited to no more than 40%.

The applicant may seek and the Land Use Commission may consider additional Variations or zoning relief as may be necessary or desirable for the proposed development. The Land Use Commission is the determining body for this case, in accordance with Section 6-3-8-10 of the Evanston Zoning Ordinance. The PIN for the property is 05-33-321-058-0000.
