Bartlett reported a 4% median commercial property tax rate for fiscal year 2025, ranking as the 35th-lowest among Cook County municipalities, data from BlockShopper.com shows.

With Bartlett’s median at 4%, it stands 1.1 percentage points above the countywide median of 2.9% for the same fiscal year.

Des Plaines also recorded a 2.9% median rate within Cook County during that period.

Across 92 cities in Cook County, median rates ranged from 1.1% in Harwood Heights up to 15.6% in Chicago Heights.

Bartlett’s median commercial property tax rate was 10.3% for fiscal year 2024, ranking sixth among all cities in the county.

A Lincoln Institute of Land Policy analysis found 2024 commercial property tax rates across 53 major U.S. cities averaged 1.76%. For a property valued at $1 million with an additional $200,000 in fixtures, the annual tax bill would total about $21,060. Rate differences are substantial, with some cities under 1% and others approaching 4%.

Many states use classification systems that can result in higher effective property tax rates for commercial, industrial, and apartment buildings compared to residential properties. In select jurisdictions, business properties are taxed at considerably higher rates than homes. For instance, Charleston’s rates can be about sixfold those levied on residential properties.
